Terms and Conditions

1. Introduction

By booking a stay with Boardwalk Realty and Development, you agree to these Terms and Conditions. Please read them carefully before completing your reservation.

2. Guest Requirements

• Guests must be 25 years or older to book and stay.

• All guests must have positive reviews from prior hosts on booking platforms.

• We reserve the right to decline any reservation that does not meet our screening criteria.

3. No Party and No Disturbance Policy

We strictly prohibit parties, events, excessive noise, crowding, domestic disturbances, disrespectful behaviour, pets, and any form of illegal or criminal activity.

Decibel meters and outdoor surveillance cameras are installed to monitor noise levels and protect our guests and neighbours.

4. Occupancy Limits

Each property has a maximum occupancy listed on the property page. Exceeding occupancy without written approval may result in removal from the property without refund.

5. Parking Rules

• One parking space is included with each reservation unless otherwise agreed.

• Parking is decal controlled.

• Work vans, trailers, RVs, and boats are not permitted.

• Larger vehicles such as pickup trucks, vans, Escalades, Suburbans, and Excursions must park only in designated areas.

6. Check in and Check out

• Check in time: 4:00 PM

• Check out time: 10:00 AM

Early check in or late check out must be approved in advance and may include additional charges.

7. Housekeeping

• A one time housekeeping fee is charged at booking.

• This covers cleaning and reprovisioning after checkout.

• Additional housekeeping visits may be requested for $75 per visit.

8. Guest Responsibilities

Guests agree to:

• Maintain the property in clean condition

• Follow all posted rules

• Report any damage or maintenance issues immediately

• Respect neighbours and quiet hours

Guests are financially responsible for any damage beyond normal wear and tear.

9. Maintenance and Repairs

Our staff is on property daily. If repairs are needed, we will respond as quickly as possible. Emergencies will be addressed immediately.

10. Beachfront Location and Property Characteristics

Many of our properties are over 100 years old and retain original charm. Some quirks or eccentricities may be present. These are not grounds for refunds.

11. Cancellations and Refunds

• Cancellations made 14 days or more before arrival receive a full refund.

• Cancellations made within 14 days of arrival are non refundable.

• If guest rules are violated, we reserve the right to remove guests without refund.

12. Safety and Monitoring

• Outdoor security cameras are used for property protection.

• Noise and occupancy monitors are installed inside to detect sound levels and device counts.

No recording devices are placed in private areas such as bedrooms or bathrooms.

13. Liability

Guests stay at the property at their own risk.

Boardwalk Realty and Development is not responsible for accidents, injuries, lost items, weather related events, or circumstances beyond our control.
